Overview

The Life Properties is seeking a Construction Superintendent (CS) to join its Property Management team. The role will be based in Houston. Frequent travel within the region may be required.

 

The Life Properties is the property management arm of Olive Tree Holdings. Olive Tree is a growing real estate investment firm focused on investments in B & C class value-add multi-family properties in growing markets in the Southern US. The firm then executes a value-add strategy to renovate the asset and improve the quality of on-site staff, thereby driving significant NOI growth for the asset.

 

The Construction Superintendent (CS) will report directly to the Regional Construction Manager (RCM) and will primarily manage the renovation/ construction process for the Affordable portfolio. Either currently owned or newly acquired assets will go into the affordable finance/ refinance (LIHTC) pipeline which will result in large scale interior and exterior renovations. The CS will coordinate with the RCM and the VP of Affordable Housing Development to assist in the develop project scopes, working through the initial project development process with consulting firms, architects, general contractors, etc. Ultimately being the primary Life Properties construction representation on the ground for the duration of the projects. The CS will interface daily with the General Contractors, Sub-Contractors, all related project parties to communicate real time project updates to leadership. The CS will be responsible for ensuring all phases of renovation and construction are completed as they are scoped, according to the construction schedule, at the identified and agreed upon costs. The CS will also work with the RCM to approve monthly draws, attending meetings and coordinating data as needed to satisfy lender reporting requirements.  

 

 

The ideal candidate will have significant construction management, capital/ renovations budgeting, and management experience in all facets of multi-family construction.  The CS should be capable of operating with a level of autonomy while at the same time effectively collaborating with ALL members of the property management, construction, and ownership team.

Qualifications

Qualifications:

  • Minimum of 5 years of construction project management experience.
  • Ability to execute work effectively at several multi-family sites concurrently.
  • Highly motivated, strong leadership skills.
  • Ability to work autonomously, be proactive, and multi-task.
  • Strong work ethic, integrity, and ability to thrive in a dynamic entrepreneurial environment.
  • Comfortable in a collaborative team-based setting.
  • Excellent interpersonal, verbal, and written communication skills.
  • Working knowledge with technology (Smartsheets, Excel, etc.)

 

 

Compensation: Competitive Base Salary, Bonus, and Benefits

Responsibilities

Responsibilities will include (but not limited to) the following:

 

Construction/ Renovations 

  • Prepare takeoffs and scopes of work for projects based on the provided information/ project specifications.
  • Work closely with the VP of Affordable Housing Development/ RCM to develop project scopes, working through the initial project development process with consulting firms, architects, general contractors, etc.
  • Interface with the General Contractors, Sub-Contractors, all related project parties to communicate real time project updates to leadership.
  • Ensure all phases of renovation and construction are completed as they are scoped, according to the construction schedule, at the identified and agreed upon costs.
  • Manage RFP processes (as needed) resulting in the collection of three competitive estimates for projects as identified.
  • Generate construction contracts for projects and interior renovations, building out files, and managing construction documentation.
  • Prepared inspection data as requested to report on and assist with the draw process,
  • Adhere to the budget parameters outlined in the construction budget for all projects, working with the RCM and VP of Affordable Housing to approve monthly draws.
